Hi guys. I’ve come across a deal which I like, that has good upside. The only issue is that the most of the tenants have short lease terms, <5yrs. How do you go about a deal like this? I am guessing the bank will have a problem with the deal the way it is. Do you just go under contract and then in diligence work towards extending some of the leases?

I would make the offer with the conditions you want first. LOIs are non binding and is a way to see if you and the seller can agree to general terms and price. If you can’t agree on price, not worth going through the trouble of doing deep diligence.

I’ve found that total expenses in NJ shopping centers range from $5-7 a sq foot. It’s usually high Bec of taxes.

Why not just wholesale it and ask the buyer to give you equity in the deal in exchange?

A lot of these comments are assuming you are talking multifamily, but not sure that’s what you are looking for. I have tried to use the comps from costar for retail and office rental, as well as the individual property estimates and have found them to be hit or miss. I would use the comps as a broad guide, but then verify the data with a broker who specializes in a certain area.
