Is it possible to wholesale multifamily real estate or commercial real estate in general? Thinking if I should just get my license

Can only speak to OR and SW Washington, but usually owners >$1M properties are getting weekly calls, eMails from brokers.  I've been beat on deals where I waited 3 months to contact the deceased's kids.  However, other markets may be different - I don't know.
