Hi Jordan, 

In my opinion...Find an agent that is a full-time agent. Find one that "knows" people that live in the area you are looking in (when I say "knows" it could mean acquaintances, past clients, friends, etc), if he/she has closed in that area before. This is good because people that live in certain areas know things that are not on paper. Also, some agents will require you work with them for a period of time so make sure they understand the area you are looking for and the minor differences that may make a big deal to you, because you don't want to waste time. In Chicago, every couple blocks can make a world of difference. But to answer your question more precisely...1) I think word of mouth is the best way to find an agent 2) My agent did not charge for leads...I would not think that is good practice because MLS is online for everyone now with home sites. 3) Every agent I have worked with has unlimited access to MLS. - hope this helps. FYI- I just closed on a home in Jan. I found my house on redfin and sent it to my agent and told them I wanted to make an offer.

I'm looking for the same things. You may want to try working with a reputable wholesaler that knows Chicago.

I have heard of this...I think this is when a buyer will purchase a property and lease it back to the original owner from the transition after X amount of time. I think the original owner may do this do release of their assets but still be able to use/rent/lease the property. Don't quote me on this..but I think that's how it goes...As far as I know it is a legal transaction that is usually done when each party has an attorney. 

@Kevin Dureiko Thank you for this post. How can someone increase their chances of 95% or 100% financing? If you have the credit (700) and a 9 to 5. I'm finding a few deals in Chicago but the reserves is a bit challenging...  Is it just a matter of having more deals under your belt?

HA-HA!!! I can't even argue with your post!!!! At this point in my life, I want to create another stream of income. I work a 9 to 5 and I am very grateful for the opportunity to get a paycheck - BUT If I don't give this 100% effort I feel I'll regret it. 
So, YES out goes the TV and incomes...INCOME! :)

Greetings fellow BP members! I've been listening to the podcast and created made my profile. I'm ready to continue my real estate ventures especially now that I'm going through The Walking Dead detox until September! I am a landlord and I have some experience in flipping. (Not a whole lot, just 1 property a while back in which we didn't intend on flipping - long story) I'm seeking to connect with investors, buyers, and sellers. I have my sights set on the Chicagoland area - south side, Will County, or DuPage. I do work with a wholesaler, an agent, and another investor but I'm looking to grow my network.
