Hi Jane,

I think you should definitely do a background check because it will atleast give you some background on who they are. Maybe include previous landlord references in that background check. On the other hand if they want to grow or do any drugs they can still do that while paying month to month-something to keep in mind. In any case I hope it all works well and I hope the best for you. I'd love to hear an update once you've decided on your next move!

Hi Chase,

Before you do anything try and spend some time educating yourself on your options if you haven't already. The biggerpockets website has a ton of free educational sources. It's better to make a decision like this when you know what you're getting yourself into. I think it's great that you are young and have made this decision but I also hope that you make the right good decision as the first property you buy is significant and you have many options to pursue , best wishes!

Hi Calvin,

I think you're already off to a great start at 15. I would learn as much as I can from books and other's, videos, etc. The more you educate yourself the better. Biggerpockets has a bunch of free educational stuff, take advantage!

If you can find a mentor that can help you that would also be great.

I would also make sure your finances are good. Credit score and debt.

I wish you the best and I am happy you already have this on your mind. You're going to be great!

Hi Mark,

I would definitely look at the details in your lease

I would also ask the tenant for copies of receipts or pictures if he has anything. The fact that he went to the hotel before telling you seems out of line and not something you and him agreed upon. But again refer to your lease.

I would also try to find a new tenant but I know eviction or getting someone out of a unit isn't always the easiest thing to do.

As far as the pest if you really want some clarity and back up you can hire someone to inspect the premises and get a report. That way if there really isn't an issue you have documentation to say it.

Hi Benjamin,

In any business related situation I think it's important to remember to act professionally and with consideration. So although he was upset that should not have been communicated the way it did. On the other hand I think you should have let him know the truth from the beginning. I wouldn't want to feel like a client of mine is taking me as a fool. It's okay to move on, it happens and you should be with the right agent for your needs but overall consideration should be taken on both ends.

I would also shop around as far as lenders. See if you can get a better deal somewhere else. I would also ask questions to whoever gives you a pre-qualification. As them how you can improve your situation and what things are effecting you from getting pre-qualified for more.

My goal is to find a multifamily within the next few months. I also want to househack and may househack a few more times in the future. While I search for this first property I'll continue to save money as I have a goal to purchase another multifamily next year!
