I come across several investors that are considering getting their real estate license.

In my opinion, I find it beneficial for the following reasons:

  1.  Control of your activity from scheduling your own showings to negotiations.
  2. 24 hr access to MLS: If you want to check what's on MLS at midnight go for it! It's not just the access but it's also the amount of information that is available to you through MLS.
  3.  Another source of income if you put in the work. 
  4.  You can potentially experience real estate transactions from a variety of perspectives (Sellerโ€™s agent, buyerโ€™s agent, buyer etc) allowing you to understand the whole transaction more intimately.
  5.  You can potentially save some money in some cases by not needing/having to pay for an agent. 

What do you guys/gals think?

Hi Michael,

I think one of the biggest things that sets people apart in anything is MINDSET. If you can somehow change their mindset so that they can understand the possibilities and the positive outcomes you can have , I think things will change. Sometimes it's also getting people to understand what it is you're doing. Till this day I still have people asking me what investment properties are. It's much easier to fear something that you don't understand or know much about. If they're really negative then this too shall pass. With time you can show them what you're capable of. Best Wishes.

Hi Ema, everyone's situation is different. Depending on your needs, wants and time you could either focus on gaining capital or buying a rental. If you have some cash to invest now I would definitely try to househack a multifamily (live in one unit and rent the other). While you live there, you can then start planning and saving for the next rental or project.
