I have actually thought very much about using the same strategy as your tenant. I can understand both ends of the spectrum but I think it ultimately comes down to whether you trust him or not. I would because so much of your revenue on airbnb comes from the cleanliness of the home... also Airbnb has a policy that covers damages up to $1,000,000

Thanks Mark Gallagher Leaving my job is definitely the goal. I was thinking of buying a couple homes in solid Airbnb locations (cash flow, laws both great) and using either a portion of the cash flow or refi to continue purchasing more homes.

Looking back now, if you had to go back to before you made your first purchase and only had $30K. How would you invest that $30K and what strategy would you implement?

Hope everyone's doing well,

My partners and I have been looking on the MLS and Craigslist for a SFR 3/2 in the Arlington area for our first investment. Would really like to find something that's not listed but since I haven't moved out there yet it's been a challenge. Cosmetic/minor repairs, somewhat close to I30 since we plan on using the property for STR. Also, if anyone needs or would like any help with anything at all. I would love to help as soon as I touch down. I assure you that my dedication and ambition will make up for the lack of experience. I've self taught myself everything to this point and am completely hooked. Thanks and best wishes to all.

My partners and I have been looking for a SFR 3/2 in the Arlington area for our first investment. Would really like to find something that only need cosmetic/minor repairs. The closer to I30 the better since we plan on using the property for STR. $70K-$90K range.... Also, if anyone needs or would like any help with anything at all in the DFW area, I would love to offer my services. I've been wanting to apply the BRRRR strategy for STR's for a a few weeks now. Well today I found the perfect place. That perfect place is seller financed only. The cash flow, equity and appreciation are all there but my partners and I don't want to have to pay the 9.9% on the interest rate for 15yrs. Would we even be able to refi and if so when would be the best time to do it??
