@Brad Parker How are you? I am also new to REI and in the DFW area as well. I have a system that I know would generate some serious cash flow out here. I've ran the numbers over and over again and it works. I'd like to discuss it with you if you're interested. Thanks.

@Ryan M. That's exactly what I'm trying to do out in in the DFW area. I think that market hasn't fully been tapped into yet. The cash flow is it produces in certain areas is unbelievable and the way the area is appreciating is an added bonus. No doubt in mind that it can't work. i woulld like to find a place that doesn't need to much work that way you can list it as soon as you furnish it (within a week) and do the minor repairs during the weekdays when the property is vacant. Most important factor is location! From what all my studies have shown, 10 miles can make or break a STR.... Good luck to you. Keep me posted. And if you ever need an STR in Dallas you know where to look.

@Shaun Weekes Thank you! I will definitely speak to one asap. @Stephanie P. Much appreciated! Yes plenty of retired TB's end up in the hunter jumper or dressage world. I'm glad you provide a nice home for a retired racehorse. 

 Also I wish I could tell y'all that I hit a big lick on some wagers but unfortunately I did not.  I'm actually a Jockey Agent. I represent two of the top Quarter Horse jockeys in the country. One of whom happens to be the other person mentioned above. He recently suffered a career ending injury after having the most successful start to a jockeys career. In the three years that he rode, his horses earned over $7,000,000 in earnings. He won the richest race in QH racing,the All American Futurity, its the super bowl of our sport with a total purse of $3,000,000. He ended up 2015 as the nations second leading jockey in terms of money earned from his mounts. This year when he got hurt he was leading the nation in the same category. That's unheard in any three year span much less the first three years of a career. His riding career is probably over but I still feel a responsibility to set him and his family up for financial success and that's when I convinced him to partner with me on this journey.

Hello fellow BP'ers,

Both my partner and I are self employed in the horse racing business. We can't provide any W2's or a proof of monthly income due to the fact that our earnings are based of off race outcomes which vary every week. Between the both of us our 1099's over the past two years are show earnings of close to $570 combined (him $375K, me $195K) My credit is bad though due to a foreclosure in 2012 (I was young and dumb) his is in the 700's. We also have a third partner who shows a monthly income of $6500 with a credit score in the 700's as well. We have $50K set aside to invest. We want to invest in the DFW area using the brrrr strategy. My question is, what options do we have to apply for a loan, and which loan would you recommend? I imagine I'll have to be a silent partner. So should we go FHA, conventional, or look for a hard money lender?

 Hello BP'ers,

I'm a newbie in the investing game based out of Dallas. What currently pays the bills is being a Jockey Agent in the horse racing business. Over the last two years I've represented two of the top Quarter Horse jockeys in the country. My job will be taking me back to OKC now in mid Feb as the races at Remington Park are nearing. I'm looking for a 2 or 3BR place that will offer a 5 month lease. Preferably with an in unit washer and dryer. In a perfect world also furnished but I've noticed those are hard to come by out there. If anyone has a property they would like to rent for 5 months, starting 2/12, I would be much obliged.
