@Jon Crosby I was intrigued by your post and being that I've used airdna in the past, and liked it, I figured I'd check out this new this new tool. I used my place that I list on Airbnb to check the accuracy and it was close enough. Airdna had my predicted revenue for May at $2,998. My actual May revenue, per Airbnb, will be $3,379. I'll wait and see how the next month or two predictions do before I really buy in. I'm curious to see how the next couple of months play out because it has my June predictions at $2,879 but July dipping to $1,970.

Topped last months earnings of $2,480. This months bookings brought in $3,379 with a 1BR/1BA STR in Dallas. Hoping to get more units soon!

Short term/Vacation Rental. Deal doesn't have to be as juicy and you'd definitely cash flow 200 a month. Feel free to reach out if interested

I'm sure everybody has had those days when you're starting out that one day you feel like you're on the verge of having a break through and the next you feel like you're going in circles...... well for me, today seemed like the longest carousel ride ever... You see, I come from a line of family and friends who have no idea about investing or know anyone who does invest in real estate. So I've self educated myself over the past 5-6 months and I've managed to get a couple buddies on board for my first property which we just got a last week. But I want more than a 1/3 of one place. I know that I could generate some big profits but it's a rare strategy so many people either blow it off right away, give you the run around or automatically shun you off because you're a newbie. And I think what I'm asking for is reasonable. 15-20% of the bookings to completely manage an str isn't a crazy figure is it? I quit my job recently in order to move to Dallas and dedicate myself to this full time cuz I know it'll work and start me on my path of being able to invest on my own. It's only been a few days and I know that in order for this idea to take off I need to get out there and meet local investors but the few meetups I've gone to all seem to be gurus trying to get you to join their "super special, one time only, half off of the half off price, you won't succeed without it, class." Where are the investors who just like to drink a beer and shoot the breeze or the ones who do a favor for a favor? They are like the chupacabra. You hear about them but you never see them..... Needed that! It was either drink a beer or type my frustrations out. So I did both haha

@Alex Bock  I am an avid Airbnb user and now airbnb property manager in Dallas. I'm not sure about your area or how the demand is in your area but I suggest being as upfront as possible in your listing. Mention the parking situation and pets and believe me you won't have any complaints about it. Airbnb users are very understanding in that every home has its pros and cons and it's usually overlooked. What they don't like is surpirises. If something is not mentioned in your listing they tend to assume its provide until they show up and realize it's not. That's when negative feedback happens in reviews. Best of luck!!
