New AirDNA Tool - Let's check it out!

Greetings All! Just received word that AirDNA has a new tool available for free at the moment to analyze/predict your STR/VR future rents. The purpose of this post is NOT to promote it (so don't flag me please) but to ask you all to check it out and let us know what you think of it is as a group. 

In case you do not know what AirDNA is, they are a company that scrubs all the publicly available AirBNB rental data and composes it in clean and easily digestible formats.  

Back to the new tool, it's much like Zillow's 'Zestimate' feature where you can put in any address and quickly assess what the rent and occupancy rate would be.  If that sounds too good to be true, then my guess is you are probably right, since when I plug in my property it doesn't come close with regards to occupancy rate at least. This is likely because they are only analyzing AirBNB data and in my property/market most bookings come from VRBO/HomeAway.  That being said, it doesn't mean this cannot me an extremely useful tool for scouting properties (actually writing my first blog article on that today, so timing was perfect). 

You will need to sign up for an AirDNA account (it's free to sign up, you pay for more comprehensive area reports), but we may as well 'get while the getting is good' and try out this tool while it's still free!
