What are some example clauses that are used in a lease to transfer the responsibility of snow & ice to the tenant?

2008 it may be a AFCI breaker. The 2008 NEC requires AFCI breakers in bedrooms but many local areas don't adopt the code right away.

If it's a AFCI I would be suspect of it because they weren't field proven at that point.

It appears the breaker is working correctly, a space heather pulls 12.5 amps alone.

I would check it with a amp meter without the heater/blow dryer then turn it on and see the max amps.

I pull ice makers out of units after purchase if it has them and get rid of those self tapping valves. If the unit is occupied we wait till it comes vacant because it's hard to remove something when someone is used to it.

It's not about the maint. cost but about the water damage that will come at some point, one less variable.

The first thing I do when checking a property is a pulse check, $2,600/$128,500 = 2.02%. You have a very good heartbeat there if this isn't a warzone with high turnover there will be good cashflow.

There is a interesting correlation with mortgage foreclosures, they all resulted from leverage.

Certainly not all mortgages end in foreclosure but hopefully we learn from the past.

If caulk isn't needed and many times it isn't leave it. Caulk at some point will mold or need to removed which creates more O&M.

Caulking is a art and most properties we buy there is a lot of time spent removing horrible caulk jobs. I wish people would "put the caulk gun down" before they start and have someone else do it.

If legal advice is needed for a lock change, well, hopefully there is a lot of money in the legal line item.

Let the tenant go ahead, mail the new key or pick it up. We would change it and invoice the tenant but either way no big deal.
