I gladly buy properties where the owners are in another area. 2 to 3 years I have found they are ready to unload due to management companies sucking up any cash flow. People get sick of breaking even at best or many cases putting cash to keep the thing going.

We keep within a 15 minute radius of home and find they need to be close to keep a handle on them.

Out of curiosity what does this resident do for a living?

Simply negotiate with them. I would start with no but offer a rental increase to pay for a new unit in 18 months.

The dryer went out at my house last month after 10 minutes of troubleshooting with youtube the problem was identified. Ordered the part for $7 on amazon and it's back in business.

Our commercial insurance is to busy taking pictures of water heaters and demanding a handrails for everything, but not one has checked the layers of shingles.

I would call the first inspector and tell him he can return the money paid for his inspection.

I would sell the thing to the insurance company, wholesale the lot, and take the money and find a new place to park the money. 12 months ago it would have been the stock market.

How was their credit check? How was their rental history with the prior landlord check?

We back bill were we can, I don't picture it as saving money but limiting exposure.

I always call but most of the time know the owners and use it more as a reason to talk for a bit.

I check our local area for ads every day and always look at the pictures to see how there looking and stay up on pricing comps.
