We picked up 3 air + cased coils on a auction 2 weeks ago. These are new in box but 2010 units paid average of $650. Sizes range from 1.5 - 3.5 ton at that price we can roll the dice.

If you are a member of a local rental association, they are sure to have one and usually a decent discount.

Sounds like roots. Probably clay tile pipe from the house to main. You can rent a sewer cleaner if you know where the clean out is. If roots are found on the main run, long term is trenchless lining the clay pipe or schedule a maintenance cleaning as needed.

If you figure a way....I would like to hear it.

I ran into the same problem. I had to switch to commercial insurance. It is costing ~10% per more than when I had it under personal.

This would be 10+ year rental hold with a intial 11% COC and pay off in 10 years.

Comps will hurt me I just went through them regarding a prop. tax reduction on a unit that is about a block away.

I laid all the rehab costs and concerns if this doesn't go soon I need to free up this cash for other things. I met them in the middle at 64K....so we will see.

Chase bank came back today with a counter on a duplex that I have had under contract for ~60 days.

The orginal listing price was 69k, our offer was 60k and then deducted 300 during inspections so we are at $57,700.

Chase's counter is 67k. I budgeted 21k for improvments that must be done to get it turned around. It's worth 95k, any day of the week once the repairs are done.

My question is does anyone have a deal like this with Chase and were you able to get them to accept a counter?

We have a couple park in southwest Michigan and are looking to fill 6 vacant spots. I would like to hear from other MHP owners on what they are doing to acquire homes. The used market around here is not very good on SW homes. People want big money for the units or they aren't even worth moving.

We would like to purchase from the factory and are planning to go tour a few. Before we had a dealers license but currently we do not. I would like to hear from a park owner that still has their license or any suggestions on finding units reasonable. We are looking for 14 wide 60 - 70 foot or 16 wides.

Hello;

We currently have to small parks in the west Michigan area. Over the course of the past few years we have developed a number of vacant lots in each. Up to this point we were struggling to keep the exsting homes full.

We are currently at the point were we would like to purchase a few homes. I have been in discussion with the factories in Indiana. At this time we do not have a dealers license, however, I would like to speak with a dealer and discuss the possibility of working together.
