Is Rentlinx posting to Zillow? I left a message with them 4 days ago and have not received a return call or reply. 

I've been in this same situation a handful of times and it's no fun. Twice where I had already printed the lease and they canceled within an hour of the meeting. Without a PM I don't see how long distance works.

The property in the link, the basement picture. Is the A/C coil exposed and the line set not hooked up?

Or did you have new hvac unit installed. If so, is that a powered filter in the return rack?

Thanks for the reply. I like the product but the auto late fee is a must. Is this something you will be including in the future, and if so what is the timeline?

The reason the auto late fee is a big deal because it takes me out of the equation. If a resident pays after the cut off: 1 - It won't allow them to not pay the late fee, 2 - I can "blame" the software if they complain about it.  

I can cover the small fee your competitor charges for ACH by picking up late fees on a few units every month.

How are late charges handled with cozy? Are they user defined and automatic, say if a late charge is imposed on the 3rd will the software auto input and require the new amount.

We base increases off 2 things, increase in expenses and market rents.

Not so long ago we were lowering rents, due to the market, to keep units full. The market sets the rents and we are along for the ride. YTD we are at 0.94% vacancy loss, the percentage has been close to 10 not to many years ago. Even though revenues are up now, we are setting aside more in the "rainy day fund" because history has a way of repeating itself.
