Just wanted to update the group, I have talked with the sister and she is going to be talking with her lawyer about the two options I believe she might have. One, she could petition for a force sale of her rightful half or second, remove the sister as co-excuter. I appreciate all the recommendations and will update as we go.

@Madison Adams all markets are subjective, right? I think we are extremely strong and sheltered somewhat because of the large military base, university, and numerous large employers coming to town. Feel free to connect, I setup a meet up in Sept for some locals to chat feel free to join us.

Clarksville agents, wholesalers, investors, flippers, and others lets take a few moments to network and talk about the booming Clarksville market. If we get a good response I have a back up location, but even if it is just a few people it will be a great time with some good coffee and food from a local business!

@Ryan Stahr, I don't think it has been settled in estate yet, which is part of the issue. I explored some options with her at lunch today, including a forced sell partition allowing her to sell her portion to me free and clear by a judge. I would certainly like to talk to an expert though, please pass along the lawyer's contact info. Thank you!

Thanks @David Dachtera! I am going to explore this further for sure... Option 1 is what I am going to start working on. Option 3 was what I first thought about, but putting it into respective if her sister all of a sudden appears back into the equation I don't want to loose my rehab investment. They are not rent-able in their current condition. 

The properties are owned free and clear, so the only negative result for the sister is just knowing her father's properties are condemned. 

I agree, nothing great comes easy. While most people write this off, I want to conquer it.

@Luka Milicevic Yep, I believe she has already gone down that road. The sister wont respond to anything. The sister paying is trying to keep it alive so it doesn't get condemned. Appears the other sister has zero care to pay and would be just as happy for it to get condemned. At this point she paying sister needs an option out.

Well looks like my post got removed, no wonder I didn't get any notifications. I apologize if I broke a rule?

@Eddie Egelston- You are correct, they are not cash flowing at all because they are empty. The good owner has agreed to soft numbers, but we have not agreed on an actual price yet. Basically the deal is get my sister to sign off and the deal is yours. I thought about the option agreement, but we need to do some significant rehab investment and don't want to be in the cold if the sis shows up all of a sudden. 

@Account Closed Could you elaborate further? I am assuming I would first need a large amount of cash, say $100k and this would effect her credit correct?
