@LaRussa Henderson it’s hard to say unless you note what you are paying. Appraisals are all over the place right now. I would go back to the seller and ask them if they have any room. A lot of things are selling at the top of the market currently, but it doesn’t mean that this is the actual top just means the current market. I like to look at what new construction costs and compare the two a little bit and then also the simple fact that your number still work even with a lower appraisal would probably be a good sign to move forward. The Clarkesville market has hardly anything for sale to even begin with much Less multi family.

@Brittany Olofsson welcome to the area. Happy to offer some assistance to the market. I would highly recommend working with an agent who is experienced in investments and has a network if you are not already. Send me a direct message and we can setup a time to talk if that is helpful. I have closed several good deals for clients the past few months despite a super difficult market. There are not many home runs but there are still some solid plays. I am a real estate agent in the area who specializes with investors as well.

It's not terribly difficult, but if you are using a lender it can be more of a challenge to make sure they have a contract they can use. I bought 20+ properties without ever using an agent or state approved purchase and sale, I just got a good template and used that but I was never financing them. I recommend one of two things. Use a title company who can actually provide this for you or hire an agent to just do the transaction piece at a set rate. I would help, but I am not licensed in Kentucky. If you do anything on the TN side let me know and maybe I can help.

I am a Clarksville investor and real estate agent. Would be happy to chat with you about your goals and some ideas. I work with a lot of people in your position, you can even use your VA loan again to get a multi family. There are several people with STRs in those areas, I would def. consider doing it if you can maintain your mortgage and build up the infrastructure for cleaning, etc..
