Great deals are not "found", they are created!

The number one question we get asked is: "How do I find a deal?"...

I think the idea folks have is that there are investors out there that despite the hot market and the availability of money, are ready to give away real estate worth anywhere from hundreds of thousands of dollars to millions - for pennies on the dollar...

If you are one of the people waiting for a deal like that to come along - we wish you all the best!

Meanwhile in reality, we believe that there are still "deals" out there. In fact we bought over $3M worth of real estate last year that you could have bought too:). So why did we buy where others saw no value?

We found that in today's market the difference between a deal and no deal is *solving a problem*. And the best problems for you to solve are problems that the seller does not even know exist!

This month we are going to get you thinking about more creative ways to create value that actually makes the property worth the purchase price - we will dive into the concept of "Value-Add". Contrary to what some people think, value-add is a broader than installing granite counter-tops or adding a bedroom. In fact, the best value-add is changing the very way the investment vehicle is being used...

We are going to go over some examples that we used ourselves and some that we would like to get into and will explain what we think works best - and what does not work and why.

Section 8 is a government housing program in which the US government pays the majority of the rent for qualifying tenants. This provides reliable rental income and a steady stream of renter applicants.

At Roof 4 All Kent is responsible for acquisitions and logistics to manage hundreds of properties in multiple mid-western markets simultaneously.

We each did a large commercial deal late in 2018. Now that the initial dust has settled we thought it would be a good time for to share what we learned during the process so far.
