Are you unsure what terns like "IRR", "Cash-on-Cash", "Simple Rate Return", "Cap Rate", and "Return on Equity" mean? And why they are important? Join us this month as we go over these and other important metrics!

95% of you come to our Meetup because they want to achieve (even more) success in real estate*. But what metrics should you use to define success in the first place?

If you want to get serious about real estate you need to know which metrics you can use to measure that success, and when to use them.

This is why we will spend this weeks session going over the most important real estate metrics and how to apply them.

This might be our most information dense presentation yet! So if you enjoy Meetup presentations that consist of 70% "fluff" and 30% "pitch" chances are you are NOT going to like this months live event:).

As always there will be great networking and drinks before and after, and we have good hope that this month the pizza we order actually shows up!

* = We can only assume the other 5% of our attendees comes for the free pizza and beer and awesome atmosphere.:)

We hope to see you there!

AGENDA:
• 6:30 PM - Networking with pizza and beer/wine sponsored by Topstone Investment (http://topstoneinvestment.com/)!
• 7:00 PM - Presentation.
• 8:00 PM - Member introductions & elevator pitches.
• 8:15 PM - On-site networking
• 9:00 PM - Advanced "free-range" "wet" networking at a bar just down the street!

Chances are you know *lots* of people who invest in apartments or flips, and no wonder, both are very popular and therefore highly competitive investment classes... This month we are going to talk about something different: Self Storage Conversions!

Self Storage is an often overlooked real estate investment "niche" by itself and Self Storage Conversions are a niche within that niche. And, we are proud to be the first bay area meetup to have an in person presentation on this very lucrative investment class!

As you probably know we are active self storage investors ourselves, and this month we have our Chicago based business partners Scott Krone & Martin Taradejna flying in to present to the group on how they are creating massive value for their investors and themselves in the profitable niche of self storage conversions.

During the presentation they will cover how they find, analyze and underwrite their projects, why competition is relatively low - and why the value add is so high!

AGENDA:
• 6:30 PM - Networking with pizza and beer/wine sponsored by Topstone Investment (http://topstoneinvestment.com/)!
• 7:00 PM - Presentation.
• 8:00 PM - Member introductions & elevator pitches.
• 8:15 PM - On-site networking
• 9:00 PM - Advanced "free-range" "wet" networking at the Hotspot, a bar just down the street!

Post: Yield Alternatives for IRA investors: REITs

About this event

Real Estate is a popular investment strategy within self-directed IRAs. Some investors love the tangible nature of land and property, and the potential for capital appreciation. Others prefer owning shares in a Real Estate Investment Trust (REIT) to avoid the hassle of being a landlord. REITs can provide many benefits, the main one being the yield it may produce, as well as portfolio diversification and possible protection against inflation. REITs are also a good alternative to avoid prohibited transactions.

Register for this webinar presented by Bill Neville, Business Development Manager at The Entrust Group and Jon Bren, our guest and expert on REITs from KBS and learn:

  • What is a REIT?
  • Why investors choose to invest in REITs?
  • How to invest in REITs with a self-directed IRA
