The lawyers and tax professionals at Anderson Advisors offer yearly paid-for tax & asset protection workshops all over the country. But, for obvious reasons those live-events are cancelled right now....

Lucky for you, Anderson is offering a FREE virtual 1 day live-stream workshop where you can learn how to "social distance" your assets from the tax-man and the inevitable law suits!
https://tinyurl.com/VIG-FREE

As we all adjust to quarantine life and social distancing, there’s so much that's uncertain. While it’s impossible to know exactly what lies ahead, there are things you can do now to shore up your business and investing to make sure that you’re prepared.

Real Estate Investors can, and sometimes DO loose money. So come and learn about the risks investors face and how to weigh and mitigate those risks.

"It ain’t what you don’t know that gets you into trouble. It’s what you know for sure that just ain’t so." - Mark Twain

Nobody likes to talk about it, but let's face it: Any type of investing inherently brings with it a certain amount of risk. Often risk and reward are opposite sides of the same scale.

However, when talking about investments we tend to spend almost all of our time discussing the "reward" portion of the equation.

This month we are going to flip that around and talk in depth about some of the real risks you are exposed to when investing in real estate projects.

Expect to learn about:

~ The relationship between risk and reward

~ Why people are so bad at estimating risks

~ 10 Real estate project risk factors you should consider

~ How to weigh and mitigate these risk factors*

* To keep the presentation under an hour we will not be discussing asset (liability) protection, entity structures etc. during this presentation.

You should also expect:

~ Mic time for members to introduce themselves & state wants/needs

~ Great networking opportunities before and after the presentation

~ Complementary food with vegan options

~ Beer, wine and non alcoholic refreshments

~ A+ Venue @ swanky WerqWise HQ on 149 New Montgomery St.

Do NOT expect:

~ Awkward pitches for coaching or training programs etc. - we have none!:)

AGENDA:

• 6:00 PM - Pre-event networking with lots of food and drink***

• 6:30 PM - Main Presentation

• 7:45 PM - Open mic member introductions & elevator pitches

• 8:00 PM - On-site networking with food and drink***

• 8:30 PM Doors close - but feel free to continue networking elsewhere!:)

*** Food Drink and Venue are provided by our generous sponsors!!

~ Roof4all (http://roof4all.com/) who offers private lending opportunities we use ourselves.

~Werqwise (https://werqwise.com/) who host the space and are an incredible co-working space.

YOUR HOSTS

Residential, multi-family & self-storage owners, deal syndicators, private lenders and all round real estate aficionados:

To start the new year we'll have a special guest speaker, celebrity real estate entrepreneur and founder of the SF Bay Real Estate Summit, J Martin!

TOPIC:
Spend more of your time as a real estate investor and scale faster by using a team and systems to handle the day-to-day operations of your properties. J Martin will share the strategies he's used to retire early at 31 and build an Airbnb sub-leasing business while travelling the world!

GUEST SPEAKER BIO:
J Martin is a felon, Airbnb Entrepreneur, World Traveler, Real Estate Investor, and host of the SF Bay Real Estate Summit. After getting out of jail, J bought cash-flowing real estate in the expensive SF Bay in rougher areas, then started an Airbnb sub-leasing business - now managed by a team in the Philippines. He quit his “9-5” at 31, and now spends his time traveling the world. He hosts an annual real estate conference in Oakland with some of the best folks from the BiggerPockets website. If you’ve been curious about starting or growing an Airbnb business… processes, procedures, and outsourcing… or living the life you want to live, instead of grinding it out… then don’t miss him.

The old adage "You make your money when you buy" is also true in multi-family real estate.

Knowing how much to offer for a property, and why, can make or break a deal. In order to offer the right amount you will need to know how to properly underwrite a property.

To help you learn more about how to do that we have invited Marc Rutzen, CEO and founder of Enodo Inc, an AI-Assisted Underwriting Platform for Multi-family, to run us through the underwriting on a sample deal in this workshop style webinar.

While the underwriting methods and techniques covered during this workshop are universal Marc will use the Enodo AI-Assisted Underwriting Tool for this deep dive. If you already know how to underwrite-like-a-boss you but don't use Enodo yet, you will want to see this.

I use Enodo myself to underwrite prospective deals. Besides tracking all my own underwriting in an easy format, it also automatically gathers and imports relevant and up to date market information to verify my assumptions. It even comes up with it's suggested comps, and suggested rents based on your actual amenities package. Do you know what the exact rent bump is for a unit with a private balcony or patio in your market?

Can you join us for our annual VIG Networking Social @t Southern Pacific Brewing Company in SF?

RSVP Now: https://www.meetup.com/SF-real-estate-investors-group/

With summer solidly in the rear-view mirror it's a great time the to let your hair down and have a casual drink with your fellow investors. Lean against the bar and find out how their year went so far!

And what better place to do this than at the "Southern Pacific Brewing Company" a ten thousand square foot warehouse located in what was once the San Francisco Mission’s industrial heart.

You'll love spending a lazy afternoon in this modern bright, expansive bar, restaurant and brewery which features an upper mezzanine and outdoor patio.

This will be a free, informal event open to all RSVP'ed VIG Meetup members. There will not be any presentations, speeches, toasts or things for sale. Neither will there be reserved seating or a private room. Just investors meeting investors.

We *will* bring name tags so you can identify yourself to your fellow VIGers -and that's about it.

We'll be there at beer-thirty (3:30PM). So if you can, come to say: "Hi", and stay as long, or short, as you want. This place has excellent drinks and food for sale so bring your wallet.

Finally your net worth is in your network. So we hope you will not forget your business cards! We hope to see you there!
