@Molly Morlino- older ladies seem to love this style. I have a 1/1 that is about 500 Sq feet on about 1/4 acre and my tenant (and older single lady) will probably never leave if she has her way.

Hey guys,

So I have a small place here in Minnesota and we've got our tenant in place. I'm wondering if any of you use software to track the performance of a property over time. Ideally I'd like to see year over year if there are months or seasons that see increases in complaints, higher utilities and so on in order to forecast and eventually prevent time and money consuming issues down the line.

I figure that while I'm saving money and hunting for my second deal, I may as well start getting the tools in place that will allow me to be more effective as my portfolio grows.

Does the $40k include the land and utilities? How far apart are the houses? Does each one ave acreage?

I would be concerned about how sec 8 compliance might impact your bottom line in the long term. Additional inspections could lead to additional requirements which obviously could lead to added costs and maybe lost rent....

I heard this on the BP podcast recently and it made me realize that I don't know anyone in Minnesota who is doing the kinds of things I am doing or hope to be doing in the future.

I'm curious if anyone would be interested in a regular meetup in the Southern suburbs area. I'd love to sit for an hour or so a week with other investors to discuss goals, challenges and ideas revolving around real estate investment and/or business development. 

I'm thinking either a weekend morning or a weekday evening.

Please follow up on this post. When I was shopping for my rental, I was told by everyone that SFR could be aquired with 20% down, but multifamily would require 25%

A little back story- It has come to my attention that my renter, who is on SSI/disability, goes through a silly/expensive process to pay her rent and other bills. Her monthly payment comes to her via a debit card. She goes to an ATM and pulls cash. Due to the amount, she has to do this in two separate transactions, each of which costs a fee. Then she has to get money orders which also cost a fee so she can mail the check. I figure she pays somewhere between 5 and 10% of her total bills just in fees to pay her bills.

I would like to setup electronic bill pay. This will allow her to pay her rent without fees and assure I collect rent on time without delay, but am unsure of the process. Can anyone walk me through what that takes?

Longterm ill have it professiinally managed, but i want to spend a year or so learning the ups and downs of management.

Outside of the routine lawncare, i am mostly nust looking for contractors in the area to handle emergencies. Im a former HVAC tech and will deal with most of the maintenance issues myself, i just want to have some phone numbers available in case something happens while im traveling or cant get up there for some reason.

BTW, the thumbtack app is pretty useful for finding contractors and seeing how past customers feel about them. Ive got three lawn mowing services bidding on the work now and will sfart searching for skilled trades next

Hey folks,

I just recently closed on a small SFR in St Cloud and have it rented out as of yesterday. As I do not live anywhere near there, I would like to find a few resources that might be able to help me.

First and most pressing, I need someone to take care of the yard. Can you refer me to a local landscaper/yard maintenance person?

I will also be looking for a reputable HVAC guy, plumber and electrician who have 24/7 on call services. If youve got anyone you recomment, I'd appreciate it.
