The one and only objection to Rotweillers, pit bulls or any other "dangerous breed" is potential insurance ramifications. ive had dogs of both breeds as have many of my friends and family and as long as they arent raised to be mean i see them as fantastic dogs.

Minnesota is an odd market. Im largely in the same boat, and im finding that i am looking increasingly farther away from the twin cities.

While i continue to search locally (in state), i am also beginning to look at other markets.

hey folks,

Any of you have a good handyman who works in prior lake? I usually use thumbtack for finding new contractors but my last three requests have come up with nothing.

so... a furnace built in the 60's is going to be about 60% efgicient. a modern furnace will be in the 90% effecient range. many cities and counties offer rebates to help pay for the upgrades. if you cant get the billing individually assigned to the tennants, i would look into this. i would also consider removing the old school thermostats and replacing with an automation system where you can limit their temperatures a little bit...

Ive purchased three personal homes and one rental unit, so by no means am I an expert, but i will say that have found the use of real estate agents to be universally frustrating. Ive never bought in the same house twice and at this point have purchased in two states... so i cant say my experience was limited to area or state.

Basically i see it as 6% to open the door and keep the buyer and seller from actually negotiating.

Im hoping to find an agent that luves up to the picture that many of you paint, but thus far have not had that experience.

I'm also new to this, so take that into consideration:

I currently take cash for my rental, but am investigating forms of direct deposit.

I collect on the first, but this date was chosen by the tenant as the most advantageous day for her to pay. As long as i collect before the mortgage is due, im pretty comfortable.

Havent had to deal with late fees yet, but my lease states 5% after 5 days.

Thanks @josua, thats a new acronym for me.

I do building automation/systems integration for a living, and i installed a system in a mall in colorado a few years ago where we monitored the BTU's consumed by each individual tenant from their shared hot water and chilled water systems and billed them all out individually. I wonder if something like that would be worthwhile as well, allowing you to distribute the costs of heating the the tenants as well.
