I agree 100% with @Tom W. I recommend getting it done before you have to. This buys you time to shop around and make informed decisions. I dont recall if you stated where the property is, but a no heat call here in Minnesota in the middle of winter can be a big deal giving an investor very little time to react.

im also an HVAC by trade. I see little to no difference between furnace manufacturers (many/most of the internals are the same between brands) as for sizing (btuh's) you really should have a pro take a look at the place. some rules of thumb could get you close based on square footage, ac or no ac ductwork.... but you would definately be better server to have someone run load calcs.

would seller financing of the deal allow them to collect a smaller amount in a longer term that might at least alleviate the lump sum payment/ capital gains?

I am looking to do the same thing. i want to borrow against my 401k and either: -find a deal that cashflows even after the 401k payment -Use the 401k money to get into a distressed property and BRRR it, using the refi money to pay back the loan after 6 months to a year -Or use the money to help fund a flip, paying back the money post sale

i would re-frame this question. Dont FORCE them to use it, ALLOW them to use it. Point out the benifits of being able to pay without leaving home, not buying stamps or checks and of proving payment was made on time. some of these softwares even build a "Renter profile" they can use as a reference in the future..... no, i would not speak of this as a difficulty bit as a service that you are providing them.

i think the motivation stems from a couple items. First, i think older often implies it will need more work in the form of updating and sometimes just for safety/code. The other reason that I can think of is insurance. I know an investor who purchased a recently remodeled older home that is now paying a lot more in isurance than he anticipated because the basement is original. I dont know or understand the details of that one, but his story definately has me looming harder at basements...
