This is why I use the $12 knobs/deadbolts from Home Depot. I have probably 40 of them that I mix up randomly. I can swap one out in 2 minutes. I don't need to buy new ones anymore. There really is no reason to invest money in a higher quality lock, if somebody wants in they will either kick the door in or cut the bolt. I've had both happen. If not that then every house has windows.

"Do not duplicate" is just a feel good phrase, and I see no reason to collect keys from ex tenants. Just assume they are keeping one. Anybody can buy a key cutting machine and make a duplicate. Or just be friends with the minimum wage guy at Home Depot cutting the keys.

I also suspect the do it yourself key copy machine at Walmart doesn't bother to look for "do not duplicate" if you're just using a standard household size key blank.

It depends on how your lease is written. The fact that they are not built in is not relevant. A lease can be written such that the tenant is responsible for all maintenance, and replacement if necessary. If your lease doesn't say that, then it's probably you who gets to pay.

When they rented the unit they took it in as is condition. If the fridge was there and working at the time, then you must continue providing it unless your lease says otherwise.

 It's actually quite accurate if you've ever been to small claims court. They cut out a lot of the boring facts, and usually the judge and the defendant don't get to exchange insults with each other, other than that, it's exactly how court works. Yes, often the judge will make up their mind about the case before even hearing it, much the way Judy does frequently.

It's a real court with real cases, they just have to edit out all the boring parts and focus on anything that could be interesting on TV.

That would only apply if their previous lease has run out. There are lots of reasons you might want to evict a tenant while they still have a lease in effect and a non renewal notice would be useless. *sigh*

 That is complete nonsense. The landlord could go to the cops and say he saw her smoke once and he still would not be in any trouble. He is not in any way required or obligated to report this to anybody.

I think you need to smoke a bowl, you sound pretty uptight. It won't hurt you, or anybody else. It's not healthy to raise your blood pressure over something this stupid and totally harmless.

Does your credit card company send you a gift for paying the bill on time every month? What about your cell phone company? The power company? Your mortgage company? No? Then why would the landlord?

Who said ANYTHING about doing that? The only thing suggested here is to leave the damn tenant alone and let them do whatever they want in their own privacy so long as they are not bothering or hurting anybody. Nobody said go to the local smoking area and start a marijuana club with the other tenants.

Once again, the fact that it was taken outside of the unit, and not smoked inside, says a lot. The fact that they ran away when they saw somebody says even more. They were obviously doing it privately and making sure it was not done in their house.
