Maybe it's just me, but I wouldn't allow a tenant to use a welder in a residential setting. Way too many liabilities. Way too easy to cause damage. Way too easy to burn your house down.

If you're annoyed by the contact, request that he no longer contact you by phone. If he continues to do so it would be considered harassment and you may contact the police. Sounds like a nosy neighbor whining about things he has no right to...

Modern smart phones also make it pretty easy to block a number. It will never ring or accept a text message.

Read your lease, your local laws, and then follow them to the letter. The fact that they were a good tenant is not relevant. They broke the lease, that's not something good tenants do.

I always explain to tenants I'm just like their credit card bill. No special treatment, no rule bending, no emotions.

 I think if the tenant is refusing to communicate, a smart person would assume they are letting daddy and the lawyers do all the talking.

Once you have proven income, say 2 years of tax returns, and a good credit score, then "statistically" the risk is not any different whether self employed or paid monkey.

I do agree it can be harder for a self employed person to prove certain things. If they cannot, then yes they are a bigger risk.

You have absolutely no evidence that shows a self employed person who can prove enough income is a higher risk. Most people on this website are considered self employed, and the fact that they are here in the first place says they are more sophisticated than the average paid monkey on the assembly line.

The fact that they are self employed means they can't be fired or "let go", if they have maintained income for the past 2 years there is no reason to think they couldn't continue to do so. I would consider a self employed applicant to be more qualified.

 LOL. Says the woman who's clawing to maintain a tenant that hasn't even moved in yet. People aren't that stuck on the first of the month...I get rent paid to me all throughout the month. Lease starts whatever day you moved in. If it's half way through a month then it's prorated by the day. If your unit was so popular you had to turn people away, then it will be easily rented again. I don't believe your story.

One day, once you get tenants, you'll realize what trouble a tenant like this will be...

LOL! You realize most landlords, and I'm guessing probably you yourself, are considered self employed, right? Personally, I've never had a "real" job in my life. I've been running my own businesses since I was 12. I've never been given a dollar but now I have plenty of them to spend along with a perfect credit score. 

If somebody can be self employed and prove they are making income, I consider that to be much more of an accomplishment than somebody who just works for someone else.

Why in the world would you continue going forward with this tenant when this is what happens at the beginning? Get rid of them, let them go, whatever, find somebody new. This person is ALWAYS going to be trouble. Daddy is always going to play the lawyer game every time anything comes up. As soon as any tenant says anything to me about "their lawyer", it's time for them to go. Just booted one for similar behavior, got a demand letter from a lawyer which I wrote "return to sender" and put it back in the mail box.

Also, you say you were turning tenants away...now you are afraid you can't find another one? Something smells fishy here. If it was so popular yesterday then you should have no issue finding somebody else.
