If only 3 tenants opted to pay for the key...then there are only 3 possible people leaving the door open. If one is complaining, that leaves only 2 suspects. Let them know if they continue leaving the door unlocked then you will have no choice but to keep the door locked for everybody and discontinue washer service.

 The same thing I keep saying over and over remains the same. Anywhere marijuana is legal, or becomes legal, the smoke is or will be treated the same as cigarette smoke. We are not breaking any new ground here. If there is a law against smoking cigarettes somewhere, then the same law will apply to any dried plant matter. If marijuana is legalized in any new state, again, the smoke will only be allowed in the same places where tobacco smoke is allowed, likely even more restrictive.

Nothing about marijuana makes it a nuisance in this circumstance any more than cigarettes. There are no places, for example, where you can smoke marijuana but tobacco is forbidden. Additionally, as a landlord, you will always have the option to forbid smoking marijuana inside your house. In areas where people are densely packed there are usually designated smoking areas.

 That sounds like a great idea! Spend extra money on an ungrateful tenant that you don't want, just so that they can continue to stay in your building and lose money every month. Brilliant!

Sure, you can certainly get to a point where you cannot handle it all yourself and need to hire professional help. The OP here is asking about their FIRST rental property, and that is the last place you should be letting somebody else pick your tenant. You're never going to learn anything that way and you're spending all your profit.

Honestly, if it was me, I would have gone and found a worse quality oven and installed that, as long as it worked. Keep doing this until they leave. You are not a charity, they don't deserve to pay half market value.

With the recent outbreak of marijuana paranoia by uneducated people...I'm wondering how many, if any, allow smoking (cigarettes) inside your unit? I'm starting to wonder if there isn't a market here like there is for renting to pets. Sure, it causes extra damage to your building, but you could charge more rent also. In the south smoking is still a lot more popular than in other places around the country. If you had a dedicated smoker unit you wouldn't have to remove the smell between each tenant.

Does anybody allow smoking in apartments?
Does anybody allow smoking in a SFH?
Do you charge an extra deposit? Higher rent?
Are your insurance premiums higher?

Mostly just curious here. For the record, I despise cigarettes and their butts drive me insane. But I'm not living in the rental units...

Maybe it's because I don't understand the rent control nonsense in California, but why don't you just get rid of these idiots either way? Do they have a 10 year lease or what? Even if they were model tenants you are losing MANY thousands of dollars every year. Find somebody that will appreciate the working appliances they have and pay market rent at the same time.

There are no changing issues regarding smoking. Marijuana smoke is to be treated exactly the same as tobacco smoke. It's not hard to figure out, it's not a big change, and it's not any kind of risk to any landlord. 

Don't like marijuana? Make a no smoking policy on your property. End of discussion.
