Hello BP Family,

I wanted to reach out and see if anyone had a good real estate agent that they would recommend for the Chico, CA area? I am thinking about making a move from the central valley and wasn't too thrilled with the options under "Find an Agent". Any recommendations would be awesome!

@Travis Biziorek Thank you for the recommendation. I read a lot of articles and saw Schlage Encode was listed numerous times. It is available on Amazon so I may pull the trigger on that one. Thanks!

Hello BP Family,

I am about to begin listing a property on a medium term or possibly short term basis and I wanted to replace the front door lock. I was looking to do with a smart keypad lock that would allow me to remotely (from out of state) change the access code when the tenant checks out. Does anyone have a recommendation of one they used?

@Kevin Ivey I appreciate the feedback. I had a flooring contractor review the 6mm lifeproof LVP from home depot and his exact response was "they are trash" and to stick with 20mm as the baseline for rentals. The 20mm was I believe $2.95/sq foot using flooret.com so not too bad. The last thing I want is to go with a thin floor that wears easily.

I just recently worked with Stonewall Structural Engineering to review a few structural issues in the crawlspace. They were great to work with and provided a lot of valuable information. I would use them again.

Hi All,

I am in the process of planning a rehab on one side of my duplex in Raleigh. I have spoken to a few flooring companies and many have recommended either a 40mil or 20mil thick LVP. Does anyone have any recommendation on the thickness I should go with? Materials at 40mil are about $6,200 vs $4,600 for 20mil. I am planning to keep this as a buy and hold rental for the foreseeable future. Any advice would be great!
