@Zachary Deal- I think a guide book is a great idea. We did put together a home guide that does have a "My Neighborhood" section that highlights our favorite restaurants and sites around town, plus other helpful pieces of information like closest hospital, train stations, etc. Do you think that would work? How are you sharing the guide with the guests- are you leaving a physical copy there at the AIRBNB or messaging/emailing it to them as an e-doc?

@Pat Lulewicz- I agree 100% with your feedback. I am planning to get professional photos taken but until then I will modify the photo order as you mentioned and try to highlight the back deck more. Thank you!

@Monique P. and @Garrett Kroll unfortunately raleigh doesn’t offer that service unless you have a medical condition, I already called and asked. Seems like cleaners could be the best route if I can coordinate them with the trash pickup days.

@Jenna Bamlet thank you for the warm welcome! At this point the property is listed on AIRBNB, VRBO, and Furnished Finder. Just so I know, how are you attracting guests if you are not on a 3rd party booking site? Do you have your own website?

Hi @Alex F.,

I agree on most occasions, I am more referring to specific situations where trash pickup is on Thursday, I had someone there from Saturday- Tuesday, and then someone coming this Saturday. The trash can can't be brought to the street on Tuesday or I will be fined. But then if I leave them, the new guest on Saturday arrives to find a full garbage bin. That is the situation I am trying to avoid.

Hi BP Family,

I was hoping to get some feedback from you all on how I could improve my AIRBNB listing for my first short term/medium term rental in Raleigh. We just finished the rehab and decorated the rooms. Our strategy is to largely focus on longer stays (28 days and longer) but are looking to also market to AIRBNB to help fill gaps in our calendar. We landed someone right away but since then there hasn't been much activity and I want to keep the momentum going. Don't hold back, I want to know how I can improve! Thanks for all the help.

And P.S. I will be having professional photos taken once the current guest checks out. I am sure that was going to be the first comment lol!

Hi BP Family,

I am exploring the short term rental market and was planning to self manage the property. One question that keeps coming up is how to handle the trash cans? I don't want my guests having to show up to a home with a full and smelly trash can that hasn't been dumped in the past week. How are other short term operators handling this issue? Thanks for all the insights!

Hi BP,

I am finishing up renovating a side by side duplex in Raleigh and I was looking to get some advice on how I should design the front porch. It is a shared porch with center steps. I have one long term renter on one side and plan to do mid-term furnished on the other but I heard the long term renter has kids that may leave things on the porch. I am looking for a way to design the porch that clearly delineates one side from the other. My first thought was a small planter box with make some fake plants so it’s hand off but would still serve as a barrier. What do you all think? I had a hard time finding any ideas elsewhere! I attached a photo of a similar style duplex since I don’t have any clear pictures of mine  at the moment.

@Bill B. @Chris Seveney @Bruce Woodruff Thanks for all the insights. I really didn't think about a child tipping it, I was more concerned about people trying to add additional HDMI cords when it is mounted and having issues there. I will follow your advice and mount it.

Hello BP,

I am developing the furnishing list for a medium term rental and I am seeing mixed messages about whether I should mount the TV or use the included stand and just set it on an entertainment center. I feel like mounting looks nicer but wanted to see what fellow BP investors thought. Thanks for all the help!
