Post: Transferring Properties to LLC

Hello Everyone,

I am looking to get some advice from some more experienced investors. I have three rental properties that I would like to get moved to an LLC and out of my personal name. However, when I checked with the bank to make sure they were okay with that, they said they didn't approve the transfer and could trigger the due on sale clause. I am not sure where to go from here. I have heard of other strategies using a land trust, but would like some guidance if possible.

@Jack Mawer I haven't before but after you mentioned one I jumped onto YouTube and watched a quick summary video. I do have a solid W2 job so it seems like I have the flexibility to go conventional or DSCR. Would DSCR offer better terms?

I have found a nice single family residence in OKC that I am looking to use as a buy and hold investors. Is there anyone who has a good lender or mortgage broker that they could recommend? I’d like to obtain at least 3 quotes if possible to ensure I’m getting the best rates possible. I am looking for a 30 year fixed mortgage.

@Andres Rodriguez I don't have any repairs needed yet, but I would like to just gather the general contacts so I can provide those names to the future tenants to prevent any delays getting work done. I am thinking the main areas I would use them is basic electrical or plumbing matters, maybe appliance maintenance, etc.

Hi  @Nicholas Aiola You are awesome for answering all of these questions. I hope this hasn't been asked too frequently, but how can I take advantage of a home office deduction if I have just a couple rental properties that are managed by a property manager?

I read in Amanda Han and Matt Macfarland's book Tax Strategies for the Savvy Real Estate Investor to not ask "can I" but "How can I" lol. I really appreciate the advice!

Hi All,

I am in the process of researching property management companies in Fresno, CA but I am not finding much information on yelp or other sites (not enough reviews). I figured this would be a great question for BP. Does anyone have a good property management company that they could refer me to?
