First time buyer: Duplex with ADU purely for investment purpose.

Hello fellow investors, I am a first-time home buyer looking to buy an investment property(2 units + ADU) in the LA area and would appreciate any advice you can give.

Property Details: 2 Units + ADU. Both units are under Section 8 and have tenants in.

Property price ~ $1.05 Million. 

Monthly rent income: $9000.

I am planning to take the loan at 8% and do a 25% downpayment (since I am not planning to live in one of the units, no lender is giving below this rate in the current market). After paying for principle + interest + property tax and insurance + property management fees, I will be cash-positive month over month. 

All the fellow seasoned investors out here, what advice would you give? Is it a good investment to move forward with, should section 8 be a concern for landlords?
