She’s an executive vice President of a major hospital network.

Drove her Honda accord with 200+ thousand miles into the executive parking lot, And got asked to show identification the first day because certainly someone of her status wouldn’t be driving something like that.

What are you closing costs? fixed or percentage base?. Unless they are outlandish I can imagine not paying for those wouldn't be beneficial to save 5/8 of a point.

Even with your high estimate on rent it's a poor investment. It is however a better option than renting. Other people that say they don't buy on speculation, the majority aren't from Utah, don't understand the rental crisis here, and don't know that Utah has been in the top 5 for same year sales growth (double digit) for the past five years. If you are ever going to buy on speculation our market is one to do it in.

What's the rehab cost for the gutted unit? Ok, now double it, no i'm not kidding. You are going to have a hell of a time getting contractors that have any talent to help. Why? You're not repeat business. The good contractors you do get, are going to quote you high, because you are a one and done customer in their eyes.

And $1200 for a 2 bed/1 bath?? This better be east of 700 in Sugarhouse or in the Aves for that kind of rent, and it better be dialed out to the nines.

A lot of contractors aren’t going to install a product made it and purchase. With that said if you find one that will he’s going to jack up the rate on you to make up for not getting his  10 and 10  If he’s a dedicated window contractor his pricing is going to be far superior than what you could ever buy. Get bids from them and make sure you don’t schedule any one contractor at the same time as another.

Salt lake county just passed an ADU clause that has some restrictions, but it sounds like with what you want to do might be right up your alley!!

Don't forget about your opportunity zones, which has several good aarea that I've personally flipped in.

easy math is, anything east of 700east from the aves to cottonwood heights and at least 2-3 bed 1.5 bath will rent for $1+ sq/ft up to about 1800sq ft.

So if you can buy a house and rent out a 1200sq ft basement it should go for $1200
