PROFESSIONAL PICS EVERY TIME!! A good real estate photographer around SLC runs me $125-200$ depending on how many shots I want. Usually 20-35 depending on the house. Rentals are around $1600-2000/month.

Even IF this was my $850 rental in MO Id pay for the shots. If you don't, then you're competing with a guy like me who has a beautiful listing with far better photos, which drives them to see my property first!

It's such a small investment I'm dumbfounded why more people don't get pro shots.

How did you get 5% down on non-owner occupied?

I have a new prospective tenant, after reviewing my lease, inform me that he believes I am not allowed to withhold ANY of the deposit for cleaning/ or carpet cleaning.

Hes telling me that its wrongful withholding of security deposit. Deposit return is $300 less than full deposit for professional cleaning and deep cleaning of carpets. 

If this is the case, I would then think I could modify the wording in the lease that upon move out tenant must provide a deep cleaning service of property and that I must approve of the professional who is hired.

Any advice?

Looking to evict a tenant in MO. Issued them a 10 day pay or vacate and now need to proceed forward. Tenant is in Jefferson City. I was told by a clerk at the courthouse that I need to have a notarized document drawn up in order to do so and that the state of MO offers no forms or any online access to do this myself. Can anyone offer advice with this situation. I am operating out of state currently.

So I went back and looked at some of your posts. Whatever happened with your dads house that was in probate 2 years back, you were worried about being homeless in a very short time frame.

Also you seemed to be in dire need of a place about a year ago as well.

 I've seen you've done some selling, listing, or whole-selling in the past based on your listings here.

I'm always looking to help someone out or share knowledge but am just trying to figure out why this pattern seems to be repeating itself.

I'm not judging you, because we all go through our own battles,  but your posts seem very vague in general about the current situation. 

There are several homes and organization here locally that help women in need, but without really knowing whats going on I dont know who to recommend.

put it in. Dont worry about it in the future, as ordinances change and theres no real way for they to catch or monitor the situation specifically. Install a separate panel if possible for the ADU
