@Jeremy Schreiber Start building your "team" and you'll find that you can really invest anywhere.  I just bought a property here in Phoenix, and I didn't even see the property until after it was under contract.  Even then, I really didn't have to see it at all if I didn't want to.  I relied on my team to help me decide if the property would work for me.  You can find an old, but good article about it here:

Hi, just curious.  My loan details say that I can shop around for Title work.  I never did that and it was just sent to the title agency my broker uses.  Do investors really vet out a title company?  If so, is it as simple as calling around and asking them for all their fees associated with closing on the loan?

Welcome @Pablo Garcia As far as REI, I would just say read up on the site, follow the podcast, the blogs, and webinars. Personally, get your finances in order. Develop a REAL budget. Before I started investing in RE, I figured out how to decrease my monthly spending, got rid of a ton of a debt, and then saved that extra new found money and put it towards my new property.

I'm in the same boat. I currently have one rental property and I do not want some issue with that one property to affect my future plans. Let alone affect my current personal home and my family.

It was someone I chose.  Not the end of the world since it just delayed closing from today until middle of next week.  But, like any other service you pay for, you expect them to come through on time.

Some would say <200K in Phoenix might not be somewhere you want to live, but that depends on the person.
