I have a tenant on my new multifamily property who was screened by previous owner/management so they were inherited and already gave notice that they are moving at end of lease in October.  Their unit is on the second story. They claimed someone broke in and broke their glass door to the patio and then damaaged their washer and dryer.  The patio is not accessible without a ladder since it's not the main entrance.  It definitely sounds pretty odd and fishy.  They did file a police report and I'm in the process of getting that report.  I'm guessing the art of claiming damages were caused by a break-in (instead of by their own doing) is common practice.  Any tips to help protect myself as I evaluate the situation and look over the police report?

@Brandon Hall I appreciate the feedback.  I'm comfortable with technology and I do what I can to digitize my records and bookkeeping so that would work in favor for any route that I go.  I'm also comfortable with having a virtual relationship.  I currently have never met multiple members of my investment team (lender, insurer, property manager) but I feel that I have a good communication with all.

I'll have to add the other 49 states now to my laundry list.  Thanks again.

I'm starting the daunting task of finding a real estate CPA who can provide me the type of guidance we all seem to be looking for.  I own one multifamily with long term goals of purchasing several more and to buy and hold indefinitely.  I live in Phoenix, AZ and I am curious if I should just be looking locally due to state tax laws, etc. Or is that viewed as not really a big deal and I should be looking more nationally for the right fit.

So far I've only interviewed one potential CPA and it was ok.  I don't really know if I should be looking for more than what came out of that conversation based off my current situation.  Looking for any possible rec's from this great networking site.

It's in North Central Phoenix.  Usually you look at the listing to see if it says just hookups (which means no W/D).  If they don't specifically mention that it's included, I would be doubtful that's it does include it.

Thanks everyone for the input.  I reviewed some comps in the same complex and almost all of them seem to not have the W/D included.  I go back and forth between wondering if I should just get some on craigslist and put them in there or wait and see how it goes without them.  I have some unexpected rehab cost on the two units so any free money is really needed for that.  This is my first property so it's a whole new world for me.

Just purchased a 4-plex multifamily in Phoenix in what is probably a C area.  2 units are vacant and do not have washer/dryer's but they do have the hookups and a closet for stacked wather/dryer's.  One unit is a single bedroom and the other one is a 3 bedroom.  Would the washer/dryer had a lot of value to these units?  Each stacked unit new is just over $1,000.
