Shopping for Title work?

Hi, just curious.  My loan details say that I can shop around for Title work.  I never did that and it was just sent to the title agency my broker uses.  Do investors really vet out a title company?  If so, is it as simple as calling around and asking them for all their fees associated with closing on the loan?

Pricing is the main reason for that. Just ask what it would cost and they can estimate from the deal.

Where I am located all title companies charge the same for title insurance and transfer tax. The only difference is the speed at which they do it, communication and how much each charges you to sign papers aka settlement fee, it ranges from $100-300 here. Like @Jd Martin said if you are going to do a lot of business in the future make friends with one company and stick with them. They will cut you some discounts on the fee's in the future.

If you've never used them before, you should probably get some references. If you are going to be doing a lot of deals, it is helpful to use the same company multiple times. I get better pricing from my title company because I've used them for so many deals. Also, they haven't had any real screw-ups to date, and was able to find an archaic easement through an alley for one of my properties that would have left me without vehicle access to the property without it.

I recommend a certain title co. for my clients, the attorney is the attorney I use for my own stuff, because I know I can trust them.  Someone unknown for a supposed couple of hundred bucks savings wouldn't be worth it.

Thanks.  When you say estimate from the deal, do you mean that I just provide them with the numbers like purchase price?
