@Glenn Pena We don't have an operator per say but our road map is to have a virtual assistant that acts as our manager. They would run our guest relations and manage our cleaning / handyman crew when requests come through. Most of the house we have used technology to automate our processes which allows us to out source our entire system.

@John Teachout I've seen "adult family home" be used in a lot of different contexts but the most common is for senior citizens.

@Scott S. around this area, going rates for a room are between $850-$1200 depending on the location / amenities provided

@Shane Plummer I'm usually giving a %6-%10 return depending on how much money someone is willing to provide along with if I'm able to not make payments until the very end of the term

I would suggest studying everything there is to know about self storage and how to optimize revenue (through podcasts, books, articles online). Every self storage facility is going to be different since the location will require a different strategy but once you can understand what can bring in more revenue you can create a list of all the different avenues a self storage facility can bring in revenue. 

Then I would poke around and start finding people that own facilities and try to find holes in their operation or an opportunity that they might have missed. Once you can identify an opportunity for them to generate more revenue then you are of value to them and it could potentially lead to networking with more people from their circle / could spark a potential mentorship.
