Post: Small Landlord Software that still posts on Zillow?

I am an experienced investor and unexpectely find myself managing a duplex myself and wondering if there is a small landlord (aka inexpensive) simple solution for marketing, background checks and lease creation that markets on zillow?  I have used avail.co in the past with great success but it appears this software and others no longer market on zillow which I know to provide a lot of leads in the past.  If anyone has used a software they like that still posts on Zillow in the past 6 months please share!  Thank you

@Alex Breshears thanks for the info!  Great advice and input!  

To clarify I have 2 properties with 50% or more equity and both will have positive cash flow even after a 2nd, so all good there.  They are cash cows that have equity, hence the idea to try and leverage some of that equity but keep the low rates on LT financed debt.

12-24 months works, but 36 months would be amazing.  I have a plan to do some flips/wholesale deals that should make repayment a non-issue.

I have multiple properties with equity and cashflow I am looking to put a 2nd private mortgage on and I would pay 10% Interest only payments per month.  Does anyone know anyone who might be interested in having a conversation around this type of thing?

@Halle Hughes congrats on kicking off your journey into real estate, it sounds like you are taking all the right steps to dig in and get your hands dirty!  I like all the tips above for sure but would add that other than sticking some foam or something in between I'd start with the plastic wrap for any windows you can't replace as well.  For investors I work with in these situations I usually tell them to wait for a window sale and then buy 2-5 per year and install them in groups to eventually have updated windows but spread the cost out.  Unfortunately, new windows don't add much resale value so its a bit of a loss but obviously very helpful for our comfort and enjoyment!

@Joe Schoess Congrats on starting the journey! Both these points above are spot on from Dan and Noah. In my experience its important to look at all options before deciding on your strategy. I like to start with the end in mind, so for example, where do you want to be investing and life wise in 5-10 years? Then work backward. Sometimes BRRR is best, sometimes FHA (occupied multifamily), then 5% Conventional (occupied MF), then 25% down or commercial rehab, etc. There are 100 paths to take, its important to know why you are taking a certain path to make sure its the best.
