Hey Nicholas,

Congrats on the move and decision to focus on RE rather than equities!  I own a real estate brokerage completely focused on "small to mid sized" investment properties in the greater twin cities area.  We specialize in multi family but occasionally get mixed use commercial spaces as well.  We do extensive outbound marketing to find new opportunities constantly and as a result we often have pocket listings that I can share before they hit the market.  Message me if you want to grab lunch or coffee, I think it would be worth it to connect for both of us.

Also, couple tips in case you didn't know. If you buy a 2-4 unit building and live in it, you can do an FHA loan for a 3.5% down minimum. If you stay in Mankato, then you need 25% down as an straight investment property. Just wanted to share as many don't know about the FHA option. :)

My pleasure. To attempt to answer your question, I think investing with an IRA is a great way to leverage the taxation protection with high income producing properties when you are are already in a high tax bracket with your job or current business. In normal lending you can just do shorter loan terms 15yr, etc to avoid the income and tax exposure. But since you are only looking at IRA investing then that is the biggest benefit I can see for you, outside of these funds being "locked up" at the current moment and the obvious challenge that brings. Keep in mind, different markets may also help. If you are from a small town, you can buy a lot more there than in a bigger city. If you know the market, that may help too as far as fitting the property cost in your budget.

One other cool thing that I dont think was mentioned here that can be useful is leveraging un-invested SDIRA funds to count as supplemental income. I believe its something along the lines of dividing by 36 for your monthly income or so in MN? So if you had $36,000 in an IRA, that would give you an equivalent of $1,000 more in monthly income to qualify for higher priced RE than you would from W2 or business income alone. I think the bank just leverages your IRA asset as collateral for a convention loan. My lender that does this is called Gold Star Mortgage and they are nationwide I believe. Few lenders are familiar with this to my knowledge but I think it is a Freddie offering. If you google it you can learn more about the details. Hope this helps.

I would say look into investing with 1-2 partners into an ownership via a LP or something. SDIRA's allow you to invest in businesses as long as there is no direct family as part of the ownership group. If you don't want to mess with the less than appealing lending options this may be a good way to bridge the gap until you have enough "IRA cash" to buy on your own. Good luck!!

I grew up around construction and real estate my whole life so I guess it's no surprise that's where I landed and where my passion and future lie.  I live in South Minneapolis currently and have a duplex which was my first investment property.  I also actively sell real estate and focus most of my energy on investment clients of all shapes, sizes and experiences.  I have been investing in real estate for 3 years and am currently in my 2nd year as an active agent.  I am always open to coffee to share ideas or learn of new investment opportunities so don't hesitate to reach out!
