@Ryan Murdock, There are alternative lenders like myself who lend at lower rates than hard money. to put it simply, we sit between the rates of banks and hard money. If you would like to speak about what options you might have, I'm more than happy to do so.

@Niecyy Louis, altho this is a great concept, in some states, counties, and with some property managers, there are laws and rules against STR. Just to be clear, I am not entirely sure what the state or county regulation is, but I would do my research.

In the fashion that you are looking to do an STR, you must make sure that,

1. The city and county allow you to rent out the unit you are personally RENTING and don't own outright. 

2. Even if the county and state allow this, the landlord might not. 

I would recommend speaking to an agent in the area. They can give you more information on the restrictions in your area.

@Jay Hinrichs, yes agreed banks would be a slamdunk when it comes to your cheapest option, but you do lose the spread when it comes to closing.

There are some private lenders that aren't as expensive as hard money lenders and have less red tape than banks. Really depends on what @Justin Witkin is looking for.

If you would like to chat quickly about your options. I'm more than happy to do so. Usually, for newbies, I recommend soucing a capital partner or obtaining capital from family and friends. I do like what @Jaron Walling said about house hacking, but some lenders don't provide loans for investors who live in their units. 

Also, some lenders require you to purchase the property under an LLC.
