Yes many alternative lenders like us do this typically. But the catch is you must own the property free and clear. If that's what you mean by "owning the properties outright" then you're good to go. Would love to help you on this project if you'd like!

@Zierry Eme Carl T. Tagbas, I understand that this process can be frustrating, but you got to keep pounding the pavement. Try maybe looking for off-market units. Reach out to wholesalers, brokers, drive around to properties you might be interested in. Just keep going. Easier said than done, but words to live by.

@Tim Kaminski, what is your goal here, do you need a lot of cash now? Having an understanding if you need cash immediately will help. Are you also looking to make investing your full-time job? Grow your portfolio? These are all questions you should be asking yourself.

As long as the units are rented I would pull some cash out to reinvest while refinancing so you still have the asset.
