Hi Isaac,

From most of the responses, I'm noticing that people are answering with either GIS or DealMachine, and I would have to agree.

GIS, known as geographical information system, is the digitization of maps. Also, the reason we have google maps today. This is a somewhat more time-consuming and arduous process to go about getting addresses. If you've already driven to all these houses though, I would recommend getting the addresses this way.

DealMechine will probably offer you the best solution for the next time you are driving for dollars. Here is a really simple video to watch that explains how to use the app.

In short, when you find the property you like, you snap a picture of it, and the system will send a postcard to the homeowner with your contact information. It's pretty creepy, but very helpful if you're driving for dollars.

Hi BP family, I wanted to share with you guys some of my Fix & Flip tips, as well as, open up a discussion for others to share their flipping secrets.

Here is my list to consider when you're fixing and flipping properties.

The first one, and this is for urban settings, buy a transit-oriented location. What that means is, buy a property located around a transit station or corridor with high-quality service, with good walkability, parking management, and other design features that facilitate transit use and maximize overall accessibility. These properties always appreciate and gentrify faster

The second tip, focus on bathrooms and kitchens. These are low square foot areas. You could spend a little bit of money, you could splurge on them, but those are the features and benefits that sell a fix and flip. Another thing to consider is kitchen cabinets. Base cabinets are less expensive than top cabinets so if you want to do open shelving on top cabinets it can save you some money and give some curb appeal to your project.

The third tip. When you're buying an investment property look for a property where you can add immediate value like a half bath, an addition, or a bedroom. These are going to push your ARV and you're going to want to talk to a local appraiser to understand how they're valuing these add ons.

The fourth and final tip is probably the most important one and is overlooked the most. Build a great team. This includes realtors, wholesalers, transactional attorneys, lenders, and good people around you that will help you succeed with your projects.

I have always stayed in Airbnbs with friends or family. I enjoy the space, amenities, and locations of Airbnbs over hotels.

There is also a parallel growth, due to the pandemic, between the travel and real estate industry. More people are looking to travel cross country - in addition to outdoor related vacations - and avoiding cities to reduce contracting the virus.

This has resulted in greater opportunities for Airbnb investments in suburbs or off the grid locations. If you are looking to pursue one of these investments here's what I would recommend.

  • Get high-quality photos taken that highlight your property.
  • Create a killer description that speaks about the property and the surrounding area. The more information the better. Even talk about yourself.
  • Provide as many amenities as you can. Ping-pong table, Games, Dartboard, Hot Tub (in cold places), Equip the kitchen, Provide mini bathroom essentials, Bonfire, BBQ.
  • Always have extra towels!
  • Stock the fridge with water.
  • Small things REALLY make the guest happy and more likely to leave a review. Provide a welcome kit with a pamphlet of all the best spots in town. Make a smores basket. Think out of the box.
