@Thomas S. Thank you all for the detailed follow up. It appears a proven track record, bringing solid deal analysis, and multiple exit strategies are the most important aspects to have when working with investors.

thanks @Jay Hinrichs definitely planning on hitting the REIAs hard. Attended my first meeting last week and planning on going to many more. For everyone else maybe just forget that I said this is for my first deal as I am just looking for general info on ways to make yourself stand out to private investors through a good business plan. Is there anything in particular you all look for other than the usual mission statement, market analysis, comps, exit strategies, etc that instills confidence in the person you're investing with?

Hi Everyone,

So I am a new investor who is looking to work on fix and flip properties. I am trying to put together a business plan so that I can approach investors who fund projects when I find the right deal. I am researching and trying to find out what all needs to be included in a good business plan but decided I would come straight to the horses mouth and get some answers from here as well. 

So, for those of you who finance fix and flip deals, if a newbie investor came to you with a business plan and a deal in hand asking for your money, what would you want to see that would instill enough confidence in that person to help finance their first deal?

Hi BP Community,

I am tired of sitting on the sidelines, working a job I dislike, while I read about tons and tons of people doing what they love here on BP. I am 24 years old and recently married and want to live a life filled with fun and purpose, working on something I enjoy while also building significant passive income over time. The way I plan to do this is by flipping homes and using the funds from that to purchase buy and hold properties to create passive income for the future.

My goal with this post is to connect with investors in my area and hopefully to gain some real world experience so that I can take this from a theory in my head to actually seeing real estate investing in action. Whether this be a mentorship situation or a one off work assignment I am open to anything. I am offering my services to Atlanta fix and flip and buy and hold investors free of charge. I will be honest I am not the least bit handy but am willing to learn (and definitely need to learn) and work on just about anything. If you are looking for someone to help you on the rehab portion of a home, that doesn’t need their hand held through every step, that may not be me. Although I imagine just about anyone can work on the demo of a home. I am willing to scour all of the websites (zillow, realtor, etc) looking for deals for you, just let me know your deal requirements and I will send whatever I find your way. I do have my degree in Finance so I am pretty decent with numbers. Will cut the grass on your rentals or whatever is needed. I am just looking to see real estate investing in action and not just theory.


I currently work full time in the Buckhead area of Atlanta, if anyone is ever in the area I would love to take you out for lunch or to grab a coffee. I plan to be at the next BP Atlanta Meetup that is on the 28th of this month if anyone would like to connect there. Other ways to get in touch with me are just through the email on my BP profile. So I was just poking around on the foreclosure section of the Bigger Pockets site and have seen a few properties that say $100 down - government owned. What is this about? Typically my philosophy is if it sounds too good to be true it probably is. Can you really purchase a foreclosure property for just $100 down?

Good stuff @David Stewart, as I've said in this thread, I am a big fan of Smyrna and hope to stay. Would love to find nice reasonably priced place in the area. I currently rent an apartment in the west village and love it. Thanks for the info!

@Robert Gilstrap I see you are located in Kennesaw. So do you do most of your investing there? I'm sure as a real estate broker you have access to many off market deals but in researching the various listing sites its tough to buy a decent home in Kennesaw for $150k or less. Yea you might be able to rent out a 3/2 for $1500/month but that is still pretty tight margins if you are looking to cash flow. So do you find most of your success in this area through working with your network of people and finding those few exceptional deals? Am I way off here?

I mean maybe you could rent out by the room to college students to make a few extra bucks but you're taking the risk of ruining your property and having to deal with that silly cobb county law regarding too many people not of the same family living in the same house (never had a problem with it in my college days in kennesaw)
