Hi Phil, thanks for the response! For something like this in the state of Georgia, is a real estate license required?

Had a business idea and would love to know if my idea is stupid or even reasonably possible to pull off. I went to college in a suburban area in Georgia that had a large student population, but was not necessarily a college town. My friends and I, as well as tons of other students, looked to move into houses together close to campus as opposed to living in on campus housing, but found the task of getting a realtor to show to college students a bit difficult. The idea is to create a real estate referral business that will easily connect students with realtors, and to pair realtors with a steady stream of high quality rental leads, at least for the couple of months/year students look to rent.


Questions for Agents:

1. Can agents get rental commission for showing "for rent by owner homes"? How does this work?
2. Do agents typically only show rental homes listed by their agency or can they show homes listed by any agency?
3. Do agents see value in a stream of rental leads or are most just concerned with selling homes?
4. Would I need a real estate license for this?
5. Is this a stupid idea? Honesty is appreciated.
