Hmmm interesting, not sure why that would happen. Current tenant has been there 3 years and rent is at $700. He has been a good tenant for them so they did not risk raising rent to area standard in hopes of keeping him longer. His lease is up April 2018.

Contract available on 3157 Clay Rd in Austell, GA. 3 bed/2 bath with 1453 sq ft near move in ready house with tenant already in place (lease is up April 2018). Average rent in the area according to Rentometer is $1196/month. Pictures can be seen at the link below. Cash buyers only, will need to close in ~2 weeks.

Check out Southcrest Bank in the Atlanta area, they have a branch in Cumming. They work with investors on commercial loans.

All of my leads came from driving for dollars in my local area. The house he owned was run down and looked like it needed a lot of work, so I wrote it down on my mailing list. I don't do bandit signs. In my area they get taken down as quickly as you put them up. No access to property farm. For my mail I usually send a handwritten note on yellow lined paper or I print out a typed letter with a picture on it. This particular one came from one of my typed letters. 

For my driving for dollars and mailing has been the most fruitful. I recently bough a list source list and sent mail to it and have yet to get one call.

@Jason Rodriguez No this was a typical wholesale deal. I put the property under contract and assigned to the end buyer.

@Keaton Roberson I heard this on Rod Khleif's multifamily podcast I was listening to recently (wish I could remember which one specifically I was listening to) and thought it was awesome. The podcast guest said he always asks what he can do to earn the time of the person he wishes to speak to. I thought that was really cool and a good way to get your foot in the door with someone you wish to have lunch or coffee with. But like the previous posters have mentioned, actually be willing to follow up and earn their time if they ask.

Still pretty new but completing my first solo wholesale deal tomorrow. Seller contacted me off of a mailer interested in selling his property for $125k. Noticed significant new build development around the property so called one of the active developers working in the area. They agreed to pay $136k. Making $11k with no money in the deal except for my marketing costs. Closing tomorrow! No home run but a solid first solo deal.
