Ray, 

I assume you are looking for rentals by how you worded you post. I think buy and holds out there are the only way to go really. I am currently flipping properties in Pinellas county and have seen success with both buy and holds, as well as fix and flips over here. 

Your price range honestly seems a little high for rentals out there unless you are looking for turnkey properties. Most of my dealings are with distressed single-family residential and I actually just sold a house in Auburndale for 32k. It needed quite a bit of work, but to get it rental ready the buyers are only going to put 20k into the rehab.

Hello BP and members,

I believe every investor should create a strategy that works best for them. I also believe that you should not try to reinvent the wheel. I have been talking with a few people about a good strategy to build off of and have repeatedly heard: flip two houses and buy a rental. Then flip two more and purchase another rental and so on. 

I would love to hear about some other strategies that people have had success with. I am currently wholesaling 15-20 properties a month in Saint Petersburg, FL with New Western Acquisitions. I am coming to a point where I am ready to start investing myself. I have gotten great feedback from my investors and seen great success from them. Knowledge is power, so any input would be greatly appreciated.

I am currently working for a wholesale brokerage in Saint Petersburg, FL. We just opened up our Tampa office two weeks ago. We sell distressed single-family and multi-family residential properties to our investors. Currently averaging about 15-20 properties each month in both Tampa and Saint Petersburg. 

Your criteria seems on par for the kind of deals that we sell. Most of our properties do need some work, but some are rental ready. I also have a few contacts that I work with who own property management companies and I would be happy to get you in touch. 

My question is, what are you looking for? Multi-family units, duplexes, town homes, condos, or maybe even small apartment complexes? With a purchase price of 400k, I could get you into a few multi-family properties all with returns 15% CoC, but that depends if you want to be in more expensive areas or not. $400,000 can go along way depending on the area and rehab of the property.
