Investors in Lakeland Florida(Polk County)

I'm originally from Arizona but am in the process of obtaing my third property in Polk County( Preferably Lakeland). I know my local market but just want to build relationships in Polk County because I plan on moving there after Obtaining my next 3-6 properties. I'd like to know what areas to stay clear from, I plan on staying in the $75K-$100K price range.

hey Ray - that's great to hear! I'm an investor from NY and this year closed 2 SFR in Lakeland. Since then (March) it became challenging given the very low supply and a lot of investors flooding the market. With that being said, it is an area growing, right between Tampa and Orlando, and homes rent very quickly. Try to stay close to the I-4, try seeing the neighborhood first to make sure that's what you are looking for (I've found zip codes 33803 or higher to be pretty good, I personally avoid 33801 but that's just me). You will find a ton of beautifully remodeled homes on the inside in neighborhoods that don't look that great, and finally, 3/2s rent a million times faster than 2/2 as it is a family area.
