I know you are looking for responses specifically regarding Rent It Network. Unfortunately I have not dealt with them. I have however worked with two different property management companies in Saint Petersburg that I would be glad to share with you. Hello everyone, 

When looking for investment properties to fix and flip or buy and hold, what is the benefit of using a Realtor? I understand they have access to MLS and other resources most people do not, but wouldn't you, as an investor, want to work with a wholesaler instead? I mean I have been give some awesome off-market deals from Realtors don't get me wrong, but deals that you don't have to fight for seem more appealing to me.

I guess my question is, who do you rely on more for good deals, a licensed agent or a wholesaler? And why?

I would love to chat about a few properties I have in the works. I am a licensed agent, but specialize in distressed real estate, mostly single-family fix and flips. I do come across duplexes and triplexes every now and then that need some love. Most of the properties I buy and sell are off-market.

@Michael R. A realtor is a great start and I am not taking away from them at all. They do tend to bring you deals that are directly from MLS though, unless they specialize in distressed real estate and off-market properties. MLS listings are seen by massive amounts of people and often get over bid. More often than not you end up paying to much for an investment property.

I am a licensed agent, but only deal with investment real estate. 70% of the properties I produce for my small pool of active investors are off-market deals. It eliminates much of the competition and offers lower percentages. I do not have a massive mailing list like many wholesalers, I keep my properties exclusive to people who I have built a professional relationship with. People who I have met with, or in your case had a phone conference with to establish how we can both benefit from each other.

I am really surprised no one mentioned Tampa/Saint Petersburg? I've seen some pretty great returns, at least in my eyes. 

@Bob Razler great post and very informative, what do you think about Hillsborough and Pinellas counties? Have you had any experience up here? 

@Ricky Bansal home insurance is definitely something you should factor into your equation. Especially in flood zones. If you don't sit on your rehabs to long and can get them done in a timely manner, insurance costs shouldn't eat at your profits to much. Definitely shop around to find the best rates.

Are you considering turn-key rentals that already have tenants in place, or would you be looking for distressed properties potentially with or without tenants? I have a large network of real estate professionals and can turn you in the right direction for anything you need. On my end, I can produce off-market rentals with or without tenants. Some may be distressed, while others may be turn-key. Unlike many wholesalers in the area, I will back up my numbers with concrete evidence proving returns.

Hey BP and members,

I have been doing a little research in my market to see what percentage investors are buying their properties at. I have come to the conclusion in the Greater Tampa Bay Area that fix and flips are being bought at (75-78% of ARV) - repairs or less.

I am just curious to know what investors are buying in other areas of the country where investment real estate is HOT. I know Houston, Dallas, and Austin, Texas have one of the hottest markets in the country for flipping and holding. I have also notice Nashville, TN along with Raleigh and Charlotte, NC have been doing pretty well. 

Anyone with a little insight on different areas around the country, your knowledge would be greatly appreciated.
