Update: We are about halfway through the rehab process so far. To save money we had our contractor give us a labor only quote for the entire project. My business partner and I are paying for and supplying ALL materials. This has been extremely time consuming so far! I feel it is the best thing for the budget but it takes up alot of our time arranging deliveries and sourcing materials. I'm not sure we would do this again on our next one(which we are starting Apr.15th)

Does anyone recommend a good supply house for materials? It seems like Lowes/Home Depot never has everything we need. I would love to be able to get it all from 1 place. So far we have used over 5 stores to source all of our materials. 

Progress pics will be posted tomorrow. The roofing has been done along with the laminate floors and the tile in the bathroom.  Thanks everyone for all the feedback. Any questions feel free to ask!

 Mark, My business partner lives in Howell. We first stared looking in the Brick/Howell area for our first rehab project. We quickly realized there just wasn't any profit margin, even with bank owned properties. Thats why we branched out South. We wanted to do more volume and the cheaper price points allow for that.

Hi BP, I have been wholesaling in Charlotte NC for about a year and have decided to brach out and do some rehabs with my business partner in New Jersey. We have started our first one in Sicklerville NJ about 30 min outside of Philadelphia and I will be giving progress updates as well as photos and details of the deal. Also any questions you have do not hesitate to ask. 

Heres the buy details: This property was REO, 1080 sq/ft, 3/1 in a subdivision with other rehabbed properties going in the 130's. It was listed at 69k. We ended up paying 56k and set our budget at 40k with an ARV of 139k. We then financed this property with a hard money loan through Lendinghome at 2.5 points and 12% interest. We put about 12k out of pocket for the deal. We will do a medium scale rehab and our timeline is 4 weeks. We project to close everything in under 100 days from our initial purchase.

Hi,  my business partners and I have a fix and flip co in NJ. We recently have 2 purchase contracts accepted in the Sicklerville and Clayton areas. Me and my business partners are from Monmouth County (about 90 minutes north) so we are looking to network with contractors, wholesalers and private money lenders in the South Jersey Area. This house is approx.1400 sq/ft built in 1930, 100x80 lot! This property is currently occupied and the current tenant lease runs out at the end of June. The house is livable but updating could push the rent to about 1700!
