I had success with the first mailing but nothing since. I have started 2 more campaigns(about 1500 mailers) in different zip codes w/o any real success. MLS here in Charlotte is very competitive. Low-ball offers will not work right now in the infill neighborhoods near uptown. Investors/flippers are usually overpaying. Pm me if you have any more questions. Thanks!

Not sure the legality but I put a few up (about 30) near uptown a couple weeks ago and got zero responses.

Off Market property in Woodsdale Acres near Charlotte/Douglas Airport off Tuckaseegee rd, 2200 hsf, 4/2, Central a/c, Brick, built in the 70's. Liveable but will need some updating. Ok another update guys! My first mailers netted me 1 solid deal! I also have compiled a list of sellers (about 4) that may become motivated in the future. I will keep following up w/ them. I currently have 800 more YL going out in a different neighborhood outside of downtown Charlotte and will be letting everyone know what kind of response I receive. Thanks to everyone for the comments and advice!

Latest update - We have a deal in place! Signing the contract Monday b/c seller is not local. I will email specifics to buyers Monday.  Also working with 2 other sellers right now! Stick with this forum for updates as I have another 800 mailers going out in the next 10 days. Thanks everyone for the support/advice!
