 Hey Brian hope you are doing well! I like yellowletters.com a lot. They have a great selection and are reasonably priced. Also the coupon code MAPINVEST should get you 10%off.

As for Charlotte, it has been tough to get deals. I have gotten a handful but my cost per deal is over 5K! I scaled back some after the new year and am ready to ramp up again around May 1st. I also lost 2 deals after bidding wars with other investors. The sellers can see the market is on fire and they are not wanting to sell at a discount. It makes things difficult.

Pratik, thanks for your input. I am currently using yellowletters.com for my marketing and may use their call center as well to pre-screen applicants. I am pulling lists with list source but I would like to purchase some niche lists(tax delinquent etc.) I use investorfuse CRM and like it so far. I am trying to get some feedback because I am planning a big campaign to be implemented by June 1st.

Update- Exterior siding and roof were installed and they look great. We are making progress. Our target date to list is April 15th.

Thanks Mike. I think because my profit margins are so thin on these cheaper houses that's the best way to save money. It just takes so much time.

We are making some progress! The new ash grey laminate floors have been installed. We also painted most of the house a light grey color. The bathroom tile is also done. Any feedback is appreciated! Thanks
