Hi, Brianna!  All good answers above but I can't stress enough how one should spend time making connections in other cities they plan on investing in or having STR props in.  In everything we do, we're all about connecting with like-minded individuals all over the world.  You never know when you might need to have someone in just the right place when you need to call on them.  Best of luck!

Hi! Looking to get into STR in the Houston area. Although I do want to STR residential properties, I also want to get into Airbnb arbitrage, so am wondering how would I go about locating apartment owners to find out if I can maybe turn them on to the idea?

Thanks for any assistance you might have to offer!

Post: Electric Meters switched?

That sounds like a tough spot to be in, Jack.  I would call the electric company so that they can come out and verify your meter.  Here in TX, they even have a way for us to go online and check our usage, but verifying that a switch-a-roo hasn't taken place, I would definitely imagine that being the electric company's lane.

Also, I would try another week before calling them and during that time, unplug everything in your apartment that you don't absolutely need to have access to electricity, like toaster ovens, computers, printers, electric irons, phone chargers, etc.  Then check to see how much your apt is consuming.  These things do put a drain on our bill and we don't even think about them.

Hope you get it resolved quickly.

Hello, all you amazing agents! I know someone who has their RE license but haven’t really jumped into the Realtor pool yet because she doesn’t know where to begin. She’s based out of Houston. Might anyone here be willing to have an initial chat with her to see where she is and what she’s looking to do and maybe mentor her for a little bit? I believe in the each one teach one method. We all were NEW at one time or another. Any interest, please let me know. She’s anxious to learn and get out there. Thanks!

Todd, We have a JV template. Send/drop your email and we'll send it to you.

Love to help!

Hi, all!  I have a friend who has her realtor's license, but is kind of new to and doesn't feel really comfortable right now stepping out on her own.  She lives in the Houston, TX area, but that doesn't matter when there are phones and the internet.

She's looking for a fellow agent/broker who might be willing to mentor her for a little bit as she learns the ropes and is then able to put that license to good use as an investor-friendly agent. Just someone she can reach out to and ask questions about listings, the MLS, showings, etc.

Anyone out there who might be interested helping this agent a bit to learn what she needs to get moving?

Thanks for your consideration!

Hi! Any referrals for great real estate attorneys who are experienced in CRF (Creative Real Estate Financing) in the Spring/Houston area?  Multiple referrals would be awesome as we'd like to have choices.

Any referrals of the above would be greatly appreciated!

Thanks!

Seriously?

Yup!

I apply these rules to ALL of our businesses.

The result? (for just one of my businesses)...

Any more questions?

I typically ask when I have more questions, but thanks for sharing :)

I am sharing this post because I don't want anyone else to experience what I have.  My boss signed on with CI earlier this month and every day since then, has been pure hell dealing with them. (He doesn't have to, but I do).  These people have the poorest customer service I've ever seen in my life.  After so many dealings with them via email and phone, where they make it clear they do not give a hoot about their members, I decided to investigate even further.  I went looking for their reviews and lo and behold, I found many on the BBB website... but, what solidified what I had already learned about them, was their TACKY, UNPROFESSIONAL responses to everyone who shared their negative experiences about the company.  I don't like liars; these people take the cake in that department and they take it to the next level.  I would assume everyone who has posted a high mark review on them, has never offered up a complaint against them/to them, because once you do, that's when the hell gates open up and overflow.  I mentioned to them that their marketing material (which was printable) was riddled with typos; that I had come across the same type of material in material found on their site.  Boy, they didn't like that.  Instead of wanting to perfect on that, you could hear the "attitude" in their voices and the rudeness running out of their mouths.

EVERYTHING THAT HAS BEEN WRITTEN ABOUT THEM IN THE NEGATIVE, IS TRUE!  EVERY SYLLABLE! They only care about taking your money.  Once you buy into their PiN program, you'll think to yourself, "how awesome!" but, don't need "true" customer service from them... because then you will notice the change in them.  When you call their customer service number, you're on hold for 12-15 minutes before an automated system pops on to tell you "no one is available to take your call."  I have called maybe 10 times, and this has happened each time (so don't waste your time).

I'm sharing this because I am disappointed that I sent other folks to them, based SOLELY on a video of theirs that my boss shared with me.  I didn't vet them fully... until now.  The reason I believe all those reviews on the BBB site, is because I experienced the EXACT SAME THINGS.

What I hate more than anything, is an entity, a company, stooping to the level that these people at CI do in their public responses to negative reviews.  Where is the high road in your business model?  There is none.  Unfortunately, I strongly believe that when employees of a company behave in this manner, it stems directly from the top.  There's no way they are doing this without the head man, Hamilton, knowing about it.

Again, before you learn your lesson the hard way like I did, check them out... start with the BBB.  It's not my money, so, I'm working for someone who will stay with them for now.  I wouldn't trust them with my cat.  #Dishonest #Unprofessional #PoorestCustomerServiceEver
