Post: House has issue tenant declined to move out

I have a house in Washington that has developed a septic issue. Based on the contractor the septic is beyond repair. At this point, we want to move out the tenant and providing generous move out package - one month hotel stay, one month rent back, hold fee for next apartment etc, but the tenant is not -cooperating and also blackmailing us based on situation. They are still living in the house in spite of providing alternative accommodation and potentially further creating mess. They brought in additional people to live in the house who are not on the lease. They are threatening with unreasonable demands such as, give me the money now and I will vacate later else I will cut loose and create havoc.

What are your thoughts? What are the risks?

Want to start with first new construction project. As of the first step, need to get started with land acquisition. Shall i go with regular real estate agent, or specialized agents on land acquisition/new construction site selection. Are there agents who have basic understanding on new construction/site selection? Of-course we will need to do the feasibility analysis, but having an agent with experience/knowledge in the area will be highly useful, i will think. This project will be in Pierce county.

Hello Investors -

Wanted to get your general thoughts around value added buy and hold investing in Durham, NC.  We had been primarily investing in South Seattle area so far, and had good pipeline of off market deals. Just started expanding to Durham, hence reaching out to the experts.  Is it worth doing off market campaigns for leads i  Durham? Are there active wholesalers in the area? Looking for general guidance. Thanks in advance.

Hi Rob , we have been in touch before for investing in Columbus but that didnt work out due to some change in priorities. Can you please share small multis in Cincinnati area, if you have deals under contract.

 Hi Rudy, we have put two contracts together for a 4 unit and a 6 unit in Cincinnati. You are definilty making the right move. We are seeing some great returns out there! have you looked at any deals yet?

Do you think Northern Kentucky will work for Out of State Investors, like decent returns in B neighborhood with good property management? How are the returns?

@John Meirose ..are there good deals in MLS to be found or is it all off-market..Just from a quick look it appears there are MLS deals to be made.

How difficult is it to find deals in Raleigh & Durham NC and around? Looking forward to hear from local investors.

I have been an active Investor in Greater Seattle area, but now want to diversify. Heard anecdotes it is a great place to invest and growing. Is still possible to do BRRRR in the area? Are there investors doing BRRRR oout there?

do BRRRR still works in Jax? We looking to extend our system where we can continue to replicate deals after deals.. Also how is the local economy/jobs scenario?
